Buying property in the UAE
Freehold in designated areas, registration, service charges and payment plans for international buyers in the UAE, plus the currency questions around a deposit.
Freehold ownership in the UAE is available in designated areas, not as a general rule across the country. A purchase usually involves a developer or seller, a registered broker where one is used, and official registration. The photograph is the smallest part of that file.
Service charges, payment plans and what the contract actually conveys matter more than the brochure. Deposits and later instalments are also a foreign-exchange and source-of-funds problem if the money is not already in dirhams.

What to weigh
Designated freehold areas
Freehold is not available everywhere. Confirm that the specific property can be owned on the basis you intend before you pay more than a reservation you can afford to lose.
Who is in the transaction
Developer or seller, a registered broker where one is used, and official registration are the usual parties. Know which organisation does which job.
Service charges and payment plans
Ongoing charges and the schedule of payments change the real cost. Read both in the contract, not in the sales summary.
Currency and source of funds
A dirham price funded from another currency needs a priced transfer and documents a bank will accept. Build that into the payment dates.
Questions to confirm
- Is this property in an area where the ownership you want is available?
- What does the contract convey, and what do the service charges cover?
- When are payments due, and which currency must arrive?
- Which bank or transfer firm will ask for source-of-funds documents, and how long will that take?
Common questions
Can a foreign buyer own property anywhere in the UAE?
Freehold ownership is available in designated areas. It is not a general rule. Confirm the specific property before you rely on a sales conversation.
Does a reservation secure the purchase?
Not by itself. Registration and the contract decide what you have bought. Know what a reservation payment commits you to, and whether it is refundable.
How should a deposit be sent?
Price the exchange rate and the fee together, and allow time for questions about source of funds. A completion or instalment date is a poor moment to discover that a bank wants more documents.
