Buying property in Cyprus

Title, planning and developer contracts for international buyers in Cyprus, and the currency risk in a mortgage that does not match your income.

A purchase in Cyprus needs local review of title, planning and, where a developer is involved, the contract. Overseas buyers should be clear that the property has clean title before paying more than a reservation.

If the mortgage is arranged from abroad, currency risk sits with you unless the loan matches the currency of your income. The euro price does not remove that risk when earnings are in sterling, dollars or another currency.

What to weigh

Questions to confirm

  • Has a lawyer confirmed clean title for this property?
  • What does the developer contract require you to pay, and when?
  • In which currency would a mortgage be drawn, and in which currency are you paid?
  • What will the receiving bank want to see before completion funds are sent?

Common questions

Is a reservation the same as owning the property?

No. Title, planning and the contract still have to be checked. Know whether a reservation payment is refundable before you send it.

Should I borrow in my income currency or in euros?

That depends on how you are paid and how long you will hold the property. A mismatch is a currency risk you keep. A regulated mortgage broker or adviser in the relevant country should walk through the specific loan.

Can WiT Access tell me which lender will accept a Cyprus property?

No. Lenders decide. The expat-mortgage comparison lists questions to ask. It does not list rates or promise an offer.
