What type of mortgage provider is this?
HSBC Expat is an international bank and a direct mortgage lender network, including HSBC International Mortgage Services. It is not a mortgage broker and it is not presented here as an affiliate offer.
A broker may compare lenders. A direct bank offers its own products. This affects product choice and how the service should be compared.
Who it may suit
HSBC Expat may be relevant to Eligible international banking clients buying in supported markets.
Where can you finance property?
UK, US and Australia information is explicitly supported through the Expat service, alongside other HSBC-served countries. Confirm the property country. This is not every country.
Where can borrowers live?
Country and residence eligibility lists apply. A country of residence is not accepted for every product.
Main home, second home or investment property?
Residential lending is described. UK buy-to-let is described as available subject to criteria.
Lender criteria can differ for a primary residence, a second or holiday home, a buy-to-let, an investment, and commercial or development finance. Only the purposes named above are taken from this provider’s published material.
Foreign-currency income
Foreign-currency income sits inside international-bank underwriting. The bank’s own criteria apply. They are not a market-wide rule.
Salary paid abroad, bonuses and a mortgage in another currency can be assessed differently from local income. This page does not set out a lender’s affordability formula. Exchange-rate movements can change the real cost of repayments after completion.
Self-employed and complex income
Self-employed and complex income are eligibility and product dependent.
Self-employed applicants, company directors, contractors, bonus or commission, rental income and income in more than one currency are separate questions. Ask which of them this provider will actually put to a lender.
High-value and private-bank finance
High-value finance is described as strong within the HSBC wealth and private-banking ecosystem. Assets do not by themselves secure a mortgage.
A larger loan, a private-bank relationship or assets under management can be relevant to underwriting. Assets do not automatically secure approval.
Regulatory and broker model
A local HSBC entity provides the mortgage. This is a direct bank, not a broker comparing a panel. Criteria should not be generalised from one country to another.
Provider model: Direct bank / lender.
What the mortgage can cost
Product information is published where the bank makes it available. This comparison does not repeat a rate, an APRC or a loan-to-value.
A mortgage can include a broker fee, an arrangement or lender fee, valuation, legal fees, bank administration, mortgage registration, insurance where it is required, currency conversion and local property taxes. Request a written illustration or fee schedule before proceeding.
Documents lenders commonly ask for
Identity
Passport or other identification. The lender says which document it will accept.
Residence
Evidence of address and of where you currently live.
Income
Payslips, tax returns or company accounts, depending on how you are paid.
Banking
Account history and existing commitments.
Property
Reservation or purchase documents, and a valuation the lender commissions.
Source of funds
The deposit source and financial history may be requested.
Exact requirements vary by lender and jurisdiction. WiT Access does not collect these documents.
